If you guys are serious about the Apsvilles thing, you might look into the Hutterite Colonies up here.

Now - I do not subscribe to their religion and dress, and I think that the colonies are tyrannical and abusive, but they do manage to exist pretty much independent of the ambient law and culture.

270 acres, butts up to NWR, deepwater on one side for docks. And only $1.3 mil. They'd probably take an even mil for it.

Got distracted by island and almost forgot rest of your post. Yep, McKee crafts are good boats. Solid. Wouldn't mind having one that's a little more bright and shiny one day though.
